‘Bursting with Energy!
The Living Industry Foundation bubbles of ideas and plans. It looks at buildings, installations and areas with an open mind and it creates a dynamic landscape for Knowledge, Industry, Culture and Art. From concept to pilot-project: transformation of the gas container. We are working towards our first big test of strength, a project in which the concept is being brought in practise: the transformation of the gas container from Essent to a Toyistic artwork.
The concept Living Industry is focused on the social and functional upgrading of business parks. The ageing of business parks has been cleared by physical interventions, notice the infrastructure. Now comes a time when the ongoing physical improvements are accompanied by a larger accent on the progress of the climate in investments, on the positioning of business parks as areas that are worth the investing in, on captivating, facilitating and the stimulating of private parties to develop activities and projects that bring the quality of the area to a higher level. It’s also about the development and redevelopment of business accommodation, as well as the clustering of business activity to boost the profile of the area, the considerate addition of other uses (recreational and living ), the reinforcement of elements of the landscape and the expansion of the quality of the scenery.
Ultimately a working ground shall arise that is characterized by dynamics and liveliness, that offers an attractive surrounding for entrepreneurs, their co-workers, other users and interested authorities and investors.
So Living industry has everything to do with area-development. It concerns connecting knowledge, industry, culture and art (KICK) by the transformation of monumental industrial objects to KICK-locations.
Together the KICK-locations form the pillars underneath the dynamic working ground of Emmen… Figuratively ( and sometimes literally), the locations are allied by their new functions of use, their appearance: they represent the past, the present and the future of the region and they offer space for KICK.
KICK embraces a broad scala of activities, themes and functions: leisure, fun, entertainment, art, culture, expositions, popular and applied science, film, music, theatre, debate, history. The core of the case is that they are built and in bedded in an (exceptional ) industrial entourage. This means that the properties and objects of Bargermeer that may empty in the upcoming 20 years are destined to be considered for redevelopment. Whenever properties and objects have had a more specific use ( like the gas container from Essent, the gas desulphurisation installation from the NAM and the silo from Agrifirm ) the more it means that the properties are more difficult to reuse and are more likely to be considered to be redeveloped as a KICK-location.
Emmen is with her 110.000 inhabitants the industrial capitol of The Northern Netherlands and is always in development. Dynamics are a part of life. Businesses grow and put down modern requirements towards the quality of the accommodation of their business. New locations are being developed, existing locations are being redeveloped, other locations are no longer adequate to facilitate the businesses of now. Those are the potential KICK-locations. That is why vacancy is never a problem, but is a logical consequence of the dynamics and thus it forms a chance because the territory is being embellished so that there can be worked upon mixed-use spatial in a logical way. The functionality of the area increases therefore and inspirational work-landscapes arise. The cohesion in the area expands and strengthens. People and businesses become businesslike and emotionally more allied with the territory. Developers are stimulated to guide and to direct.

‘Emmen staat bol van de energie!’
Stichting Living Industry bruist van de ideeën en de plannen. Ze kijkt met een open blik naar gebouwen, installaties en terreinen en maakt een dynamisch werklandschap voor Kennis, Industie, Cultuur en Kunst.
Van concept naar pilotproject: transformatie van de gasbol.
We werken toe naar onze eerste echte krachtproef, een project waarin het concept in de praktijk wordt gebracht: de transformatie van de gasbol van Essent tot Toyistisch kunstwerk.
Het concept Living Industry is gericht op de sociale en functionele upgrading van bedrijventerreinen. De veroudering van bedrijventerreinen is in de eerste fase bestreden met fysieke ingrepen, met een groot accent op de infrastructuur. Nu volgt een fase waarin de verdergaande fysieke verbetering vergezeld gaat van een groter accent op de verbetering van het investeringsklimaat, op de positionering van bedrijventerreinen als gebieden die de moeite van het investeren waard zijn, op het interesseren, faciliteren en stimuleren van private partijen om activiteiten en projecten te ontwikkelen die de kwaliteit van het terrein verder omhoog stuwen. Daarbij gaat het om ontwikkeling en herontwikkeling van bedrijfshuisvesting, maar ook om de clustering van bedrijfsactiviteiten ter versterking van het profiel van het terrein, de gedoseerde toevoeging van andere gebruiksfuncties (zoals recreatie en wonen), de versterking van landschapselementen en de vergroting van de beeldkwaliteit. Uiteindelijk ontstaat een werklandschap dat gekenmerkt wordt door dynamiek en levendigheid, dat een aantrekkelijke omgeving biedt voor ondernemers, hun medewerkers, andere gebruikers en belanghebbende overheden en investeerders.
Living industry heeft dus alles te maken met gebiedsontwikkeling. Het betreft de verbinding van kennis, industrie, cultuur en kunst (KICK) door middel van de transformatie van monumentale industriële objecten tot KICK-locaties. Met elkaar vormen de KICK-locaties de pijlers onder het dynamische werklandschap Emmen. In figuurlijke (en soms letterlijke) zin zijn de locaties aan elkaar verbonden door hun nieuwe gebruiksfuncties, hun uiterlijk en hun uitstraling: ze verbeelden het verleden, het nu en de toekomst van de streek en bieden ruimte voor KICK.
KICK omvat een heel scala aan activiteiten, thema’s en functies: leisure, fun, entertainment, kunst, cultuur, exposities, tentoonstellingen, populaire en toegepaste wetenschap, film, muziek, theater, debat, historie. Kern is dat ze worden ingebouwd en ingebed in een (bijzondere) industriële entourage. Voor Bargermeer betreft dat de panden en objecten die de komende 20 jaar leeg komen te staan en voor herontwikkeling in aanmerking komen. Naarmate panden en objecten een specifiekere gebruiksfunctie hebben gehad (zoals de gasbol van Essent, de gasontzwavelingsinstallatie van de NAM en de silo van Agrifirm) zijn de panden minder gemakkelijk te hergebruiken en komen ze méér in aanmerking om als KICK-locatie te worden herontwikkeld.
Met haar 110.000 inwoners is Emmen, de industriehoofdstad van Noord-Nederland, voortdurend in ontwikkeling. Dynamiek is aan de orde van de dag. Bedrijven groeien en stellen doorlopend eigentijdse eisen aan de kwaliteit van hun bedrijfshuisvesting. Nieuwe locaties worden ontwikkeld, bestaande locaties worden herontwikkeld, andere locaties zijn niet meer geschikt om de bedrijven van deze tijd goed te faciliteren. Zij zijn de potentiële KICK-locaties. Leegstand is daarom nooit een probleem, maar een logisch gevolg van de dynamiek en dus een kans, omdat het gebied wordt verfraaid en er op een logische manier gewerkt kan worden aan functiemenging. Daardoor neemt de functionaliteit van het gebied toe en ontstaan er inspirerende werklandschappen. De samenhang in het gebied wordt vergroot en versterkt. Mensen en bedrijven raken zakelijk en emotioneel meer verbonden met het gebied. Ontwikkelaars worden geprikkeld om te ontwikkelen met het oog op samenhang, multifunctionaliteit, functiemenging en gebiedskwaliteit. Overheden worden geprikkeld om hierop te sturen en te regisseren.
